The national short-term let register opens for any property let on a short-term basis (typically under 90 days per booking) in England. Registration is one-off per property with a nominal fee, and unregistered listings are removed from the major platforms.
In London the existing 90-night-per-calendar-year rule continues to apply on top of the register. Hosts exceeding 90 nights without planning permission for change of use commit an offence - the register makes this enforceable across the platforms in a way the previous regime wasn't.
