Terms of Service

These Terms of Service (the “Terms”) form a legal agreement between you and CertMyHome (“we”, “us”, “our”) and govern your access to and use of the CertMyHome platform, websites and related services (the “Service”). By creating an account or using the Service you agree to these Terms.
1. The Service
CertMyHome helps UK landlords and property managers track compliance obligations across their portfolio - including certificate expiry, recurring checks, documents and tenant records. The Service is a record-keeping and reminder tool. It is not a substitute for qualified inspections, contractor work or legal advice.
2. Your account
You must be at least 18 and able to enter into a binding contract. You are responsible for the accuracy of the information you provide, for safeguarding your login credentials and for all activity under your account. Notify us immediately of any suspected unauthorised access.
3. Acceptable use
- Do not use the Service unlawfully or for any property you are not authorised to manage.
- Do not upload malware, attempt to breach security or reverse-engineer the Service.
- Do not resell, sublicense or commercially redistribute the Service without our written consent.
- Do not upload personal data about tenants or contractors without a lawful basis under UK GDPR.
4. Subscriptions and fees
Paid plans are billed in advance on a recurring basis. Pricing, billing cycles and cancellation are described on our pricing page and in our Billing & Refund Terms, which form part of these Terms.
5. Your content
You retain ownership of certificates, documents and records you upload (“Your Content”). You grant us a limited licence to host, process and display Your Content solely to operate and improve the Service for you. You are responsible for ensuring you have the right to upload Your Content.
6. Availability and changes
We aim to keep the Service available but do not guarantee uninterrupted access. We may add, change or remove features, and may suspend or terminate accounts that breach these Terms or applicable law.
7. Disclaimers
The Service is provided “as is”. We do not warrant that reminders, dates, calculations or legislative summaries are complete, current or fit for any particular purpose. See our Compliance Disclaimer for details. You remain solely responsible for meeting your legal obligations as a landlord.
8. Liability
Nothing in these Terms limits our liability for death or personal injury caused by negligence, fraud, or any liability that cannot be limited under English law. Subject to that, our total liability arising out of or in connection with the Service is limited to the fees you paid us in the 12 months preceding the event giving rise to the claim. We are not liable for indirect or consequential loss, loss of profit, loss of rent, fines or regulatory penalties.
9. Termination
You may cancel at any time from your account settings. We may suspend or terminate your access immediately if you materially breach these Terms. On termination, your right to use the Service ends and we may delete your data in accordance with our Privacy Policy.
10. Governing law
These Terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute arising out of them.
