Awaab's Law is coming to the private rented sector via the Renters' Rights Bill. The timescales - 14 days to investigate, 48 hours for a written report, 7 days to start works - are tight but workable if you have a process.

The single biggest failure mode is unread tenant emails. Implement a same-day acknowledgement for any damp or mould report, even if the inspection itself takes a week to schedule. Document everything against the property in the task log.
